This website is operated by Olga Semennikova, a Florida real estate licensee with WISEWILL REAL ESTATE ("we," "us" or "our"). We are responsible for the personal information collected through this website.

The website and the system we use to manage inquiries are provided by our technology provider, WebGrowly LLC, which processes personal information on our behalf and under our instructions.

This Privacy Policy explains what we collect, how we use and share it, how long we keep it, and the choices and rights you have. Please also read our Terms of Use.

Information you give us:

• Inquiries and requests — your name, email address, phone number and message when you contact us, ask about a listing, request a call back, download a guide, take the neighborhood quiz, request a home valuation (including the property address and details you provide) or share a listing. When you share a listing by email, the recipient's address is used only to open your own email app; we do not receive it.
• Client portal account — if you create an account: your name, email address, phone number, password (stored only in protected form) or your Google or Apple sign-in, the homes and searches you save, the listings you view while signed in, and the record of any consent you give.
• Saved homes — homes you save without an account stay on your device until you choose to connect them with us by entering your contact details.
• AI features — what you type or say to the AI assistant, the AI property search and other AI tools on this website, including the figures you enter when you ask for an explanation of a calculator result.
• Property Passport — the address you look up. Reports compile public records about the property, which may include owner names as they appear in public records.

Information collected automatically: your IP address, device and browser type, approximate location derived from your IP address (such as city), the pages you view, the website that referred you, campaign tags in the web address, and information from cookies and similar technologies described in the Cookies section.

• To respond to your inquiries and provide the real estate services you request
• To contact you by phone, text message or email as described in the next section
• To run the client portal, saved homes and saved searches, and to let you know about homes that match what you are looking for
• To provide the AI assistant, AI search, maps, calculators, area information and Property Passport
• To understand how the website is used and to improve it
• To keep the website secure and to prevent fraud and misuse
• To support equal treatment of every visitor under fair housing laws
• To comply with the law and with real estate licensing and MLS rules, and to establish or defend legal claims

When you send a request through this website, sign in to your client account, share your contact details in the website chat, or open a link the agent sent you, we may connect your activity on this website to your contact record so the agent can understand what you are interested in and follow up at a helpful time. This activity includes, for example, the homes you view or save, the searches you run, and the website tools you use. It may also include earlier activity from the same browser — generally up to 7 days before your request, or up to 30 days when you sign in to your client account.

The agent may be notified when you use this website after contacting them. The agent contacts you personally; this website does not send you messages on the agent's behalf because of this activity.

A link the agent sends you may open a specific home on this website and let the agent know which of the homes they suggested you opened. The link does not give access to your account or to any personal information.

We do not use this activity to make decisions about you based on race, color, religion, sex, disability, familial status, national origin or any other characteristic protected by law.

Retention: detailed activity records are generally kept for no longer than 180 days, and daily summaries — including the summaries used for the agent's follow-up list — for no longer than 13 months. You can ask the agent to stop connecting your website activity to your contact record at any time, and you can delete your client account from your account settings.

We use the contact details you give us to respond to your inquiry. When you submit an inquiry, we may be notified by text message and email so that we can respond quickly.

If you give us your phone number and agree to be contacted, we may call or text that number about your inquiry and related real estate listings and services, within the scope of the consent you gave, including by automated means where your consent says so. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply. You can opt out of text messages at any time by replying STOP, and you can reply HELP for help. You can also contact us to stop calls or texts.

If you schedule a showing with us, you may receive a confirmation and reminders about that showing by text message or email.

Marketing emails we send include a way to unsubscribe, and we honor unsubscribe requests within 10 business days.

The AI assistant answers questions about homes and our services, and the AI search turns your request into search filters. Responses are generated automatically and may be inaccurate or incomplete; please verify important information with us.

• Processing — what you type or say is processed by our technology provider and its AI provider, OpenAI, to answer you or run your search. Your conversations are not used to train AI models.
• Voice — if you use the microphone, the audio is sent for transcription and is not stored by our technology provider after the text is produced. The microphone opens only when you press the button, and you can always type instead.
• Conversations — assistant conversations are kept for up to 90 days after the last message. If you share contact details in a conversation, they become part of your inquiry, together with a summary of what you are looking for, such as budget, areas and type of home.
• Fair housing — our search tools are designed not to use a characteristic protected by fair housing laws as a search criterion. If a request includes one, that part is not used, the rest of your search runs normally, and a record of the request is kept, without your IP address, device identifiers or any link to your account or inquiry, so that consistent treatment can be reviewed.

When you first interact with this website, a cookie banner asks for your choice. You can change it at any time with the "Cookie preferences" link in the website footer.

• Essential (always on) — cookies and browser storage needed to run the website, such as your language preference, security and session cookies for the client portal and saved homes (including a browser security cookie that lasts up to 180 days), a cookie that manages AI search sessions (up to 30 days), your display preferences, and your cookie choice.
• Visit statistics (always on) — privacy-focused measurement of the pages you view, the website that referred you, campaign tags, device and browser type and approximate location. It uses only short-lived identifiers, such as a session identifier that is deleted when you close the browser tab, and no persistent identifier.
• Remembering you across visits (only with "Accept all") — a persistent identifier that lets our visit statistics recognize your browser on later visits, and a copy of your current assistant conversation kept in your browser for a short time so that you can continue it in another tab. Choosing "Essential only" deletes them.
• Maps — when a map loads, our map provider, Mapbox, may use browser storage and collect usage information under its own privacy policy.
• Third-party content — some pages display content provided by other companies, such as new-construction catalogues. Those companies may collect information about your visit, including over time and across other websites, under their own privacy policies.

We do not use advertising cookies and do not sell or share personal information for cross-context behavioral advertising. Browser signals such as Global Privacy Control are treated as a request to opt out of any such sale or sharing. This website does not respond to "Do Not Track" signals.

We do not sell your personal information. We share it only as follows:

• Our brokerage — where needed for the real estate services you request or as required by law.
• People who help us respond — such as an assistant or team member who receives our inquiry alerts.
• Parties to your transaction — such as cooperating agents, lenders, and title or closing companies, when you ask us to or as needed for your transaction.
• Our technology provider and its service providers — WebGrowly LLC and the service providers it uses to operate this website, such as Vercel (hosting), Supabase (database and sign-in), OpenAI (AI features), Twilio (text messages), Resend (email), Upstash (security and performance), Sentry (error monitoring) and Mapbox (maps and address search). If you choose to sign in with Google or Apple, that company handles your sign-in under its own terms.
• Our own service providers — companies that provide services to us, such as email, phone and transaction-management services.
• Listing data provider — listings on this website are supplied through our listing data provider, Bridge Interactive. Your searches are sent to it to retrieve listings, without your name or contact details.
• Legal and safety — when required by law, subpoena or court order, or to protect rights, safety and security.
• Business changes — to a successor in a merger, acquisition or transfer of our business.
• With your consent — or at your direction.

We keep personal information only as long as needed for the purposes described in this policy, including to provide our services and to meet legal, licensing and recordkeeping requirements.

• Inquiries and client records — while we are working with you and afterwards as part of our business records.
• Client portal account — until you delete it or ask us to delete it. Deleting your account removes it together with your saved homes and searches; the contact details you gave when you signed up and any inquiry you sent us remain in our records unless you ask us to delete them.
• AI assistant conversations — up to 90 days after the last message.
• Visit statistics and technical logs — as long as reasonably needed for analytics, security and troubleshooting.

We and our technology provider use reasonable safeguards designed to protect personal information, including encrypted connections, encryption of stored data and restricted access. No system is perfectly secure, and we cannot guarantee that unauthorized access will never occur. If a security breach affects your personal information, we will notify you as required by law.

• Access, correction and deletion — you may ask for a copy of your personal information, ask us to correct it, or ask us to delete it, subject to the records we must keep.
• Texts and emails — reply STOP to any text message, use the unsubscribe link in any marketing email, or contact us.
• Consent — you may withdraw a consent at any time; this does not affect processing that already took place.
• Cookies — use the "Cookie preferences" link in the website footer.
• Client portal — you can delete your account from your account settings.

This website is not directed to children under 13, and we do not knowingly collect personal information from them. The client portal is for people 18 and older.

This website serves the South Florida real estate market and is operated in the United States. If you use it from another country, your information will be processed in the United States, where data-protection laws may differ from those in your country.

We may update this policy. The date at the top shows when it was last changed. If we make a material change, we will post the updated policy here and give any additional notice required by law.
