Estimates closing costs for a Florida home purchase, including mortgage taxes, title insurance, lender and settlement services, inspections, and the prepaids and association charges you enter. It adds your down payment, or the purchase price for a cash purchase, then applies deposits, costs already paid, credits and prorations to estimate the funds still due at closing. Unknown prepaids and association charges remain clearly marked and are excluded from the total until entered.

Frequently Asked Questions

Which figures follow official rates, and which are estimates?

Mortgage taxes use Florida's published rates, and the owner's title premium starts with the original-issue rate schedule. Lender title coverage and endorsements use stated assumptions and may cost more. Service charges are editable planning allowances, not official market averages. Replace them with quotes; the linked official sources explain these rules and show when they were verified.

Does the county decide who pays for title insurance?

Your signed contract controls. FR/BAR paragraph 9(c)(i) assigns the owner's policy and searches to the seller; 9(c)(ii) assigns them to the buyer. The Miami-Dade/Broward option, 9(c)(iii), assigns the owner's premium to the buyer and specified searches to the seller, subject to the contract's limits. Each party pays its own closing services. Add any buyer-paid search excess or post-closing continuation charge under Other buyer costs.

Why does the estimate say amounts are still needed?

An empty prepaids or association field means the amount is unknown, not zero. Obtain prepaid interest, insurance and escrow figures from the lender or closing agent, and buyer-paid charges or assessments from the HOA or condo association. South Florida insurance needs can include flood and windstorm coverage. Enter 0 only after confirming no amount applies, and enter tax or dues prorations separately in Adjustments.

How do I enter my deposit, paid expenses and credits without double-counting?

Enter the purchase deposit in its own field. Include inspection, appraisal and other costs in the breakdown even if already paid, then deduct those payments once under Included costs already paid. Enter approved seller and lender credits once, separately from prorations. Credits are limited by eligible costs and loan-program rules; the calculator does not determine eligibility. A negative balance is shown as an estimated refund of buyer funds, subject to confirmation.

Can I use a reissue discount or a different title quote?

Ask the closing agent to review any prior owner's policy and confirm eligibility and pricing. Enter the full quoted owner-policy premium, including an approved discount, even if the seller pays it: that premium also affects the Form 9 estimate. Enter separately quoted lender coverage and endorsements in their own fields. The calculator does not infer a discount or assume that every lender requires the same endorsements.

What needs a separate figure or a different calculation?

Enter any buyer-agent fee, attorney fee, additional inspection, contract-assigned deed tax or other buyer charge under Other buyer costs if it is not already included. Add any loan-program charges from your lender's quote; they are not calculated automatically. Financed closing costs, second mortgages, construction loans, refinances and seller net proceeds are outside this model. For a cash purchase, use the closing agent's settlement statement; for a financed purchase, reconcile the estimate with the Loan Estimate and final Closing Disclosure.
